Flood Risk Assessments
Its important as part of any Planning Application to have a robust Flood Risk Assessment. All assessments should ensure that all design proposals comply with the latest policy requirements and meets the Environment Agency and Lead Local Flood Authority standards. However at the same time, it is imperative that any Flood Risk Report provides flexibility within the report to ensure the following Detailed Design Works can be implemented. We at RACE have a long history of achieving this and have good relationships with all Governing Parties to ensure that our work compliments every planning applications as required. With experienced engineers within our internal Hydrology Department we advise our clients for every specific site, whether its Flood Zone 1, 2 or 3 and ensure the proposals work within given layouts or work layouts up around the constraints required. This often includes for elements such as Sustainable Drainage Implementation Proposals, Flood Compensation Proposals and Setting Base Criteria for Flow rates and onsite storage requirements.
Transportation Assessments
Its important as part of any Planning Application to have a robust Transportation Assessment. All assessments should ensure that all design proposals comply with the latest policy requirements and meets the Local Authority Highway standards. With experienced engineers within our internal Highways Department we advise our clients for every specific site and ensure the proposals work within given layouts or work layouts up around the constraints required. This often includes for elements such as Parking Analysis, Road Widths Analysis, Visibility Requirements, Offsite Upgrade Works Identification, Access Arrangement Proposals & Requirements & Travel Plans.
AutoTRACKing
Its important as part of any Planning Application to have a robust suite of AutoTRACK plans. Every site proposal needs to comply with different vehicles, movement requirements, and turning movement plans to support any planning application. We undertake these design plans either based upon layouts supplied or as part of the layout production to ensure the proposals comply with all Highway requirements. This then ensures suitable approvals can be granted from the Local Authority Highways Team to enable your planning application to be granted.
Road Design
Whilst many sites come with ready made layouts (either as a masterplan or as a sketch layout from a viability), in some cases, it is required that the highway design takes lead on a layout. This can be due to numerous factors such as levels or to ensure that the highway proposals meet Local Authority Requirements (with regarding widths or construction details). Therefore we offer our services to produce a detailed road layout proposals, which can then be inserted into a proposed layout to maximise the coverage on any given layout.
Preliminary Engineering Designs
Very similar to the Preliminary Engineering Design works for a viability, this element tends to be required in order to update to any proposals to be submitted at planning, and in order to prove to all teams (including Highways & Drainage Teams) that the proposals are achievable to deliver as part of any detailed planning application. This Design work would therefore include for the following elements –
• Preliminary Slab Level Design.
• Preliminary Adoptable Drainage Design including Drainage Schedule for Manholes & Pipe Sizes.
• Preliminary Sustainable Drainage Proposals.
• Preliminary Road Level Design.
• Preliminary External Feature Designs (Including Retaining Walls, Tanking & Exposed Brickwork).
Preliminary Cut & Fill Designs
Very similar to the Preliminary Cut & Fill Viability Design works, this element tends to be required in order to update to any proposals to be submitted at planning, and in order to prove to all teams (including Highways & Drainage Teams) that the proposals are achievable to deliver as part of any detailed planning application. This also enables all commercial analysis to be updated to the latest proposals prior to submission of planning, and often enables easy answer of questions from the planning team, such as how will the site be development and proposed vehicle movements to the proposed development site.
This Design would therefore include (subject to review of clients briefing) for the following elements –
• Proposed Ground Level against Existing Ground Level review (including a report to confirm the volumes of Cut & Fill Requirements and nett Cut or Fill Requirements).
Or
• Reduced Ground Level against Existing Ground Level review (including a report to confirm the volumes of Cut & Fill Requirements and nett Cut or Fill Requirements).
Or / &
• Review of Material Phasing & Removal of Contaminated Materials Volumes
