Preliminary Engineering Designs
We at RACE understand that the devil is in the detail. We strive to provide as much detail as possible for each given site, whilst highlighting any constraints or considerations which each project may need to reflect & make allowances for. This ensures a robust approach is taken which can be both commercially costed &/or used within any land selection process meetings, to prove that a full and concise evaluation has been given to a potential project. This leads to ensuring that the vendor both understands the commercial costs provided within any land purchase offer, and enables them to understand how serious that you have taken the land offer (often leading to a robust offer within a minimum of caveats for any given bid where possible). This in turn, very often leads to selection if all other elements such and commercial, build & sales costings have been also successful. We have found via use of such a item as this significantly increases chances for successful land bids are achieved, compared to when these are not undertaken. This Design work would therefore include for the following elements –
• Preliminary Slab Level Design.
• Preliminary Adoptable Drainage Design including Drainage Schedule for Manholes & Pipe Sizes.
• Preliminary Road Level Design.
• Preliminary External Feature Designs (Including Retaining Walls, Tanking & Exposed Brickwork).
• Undertake initial Highways & Drainage Enquiries (to confirm points of connection for a proposed development).
Preliminary Cut & Fill Designs
As the Preliminary Engineering Design elements, we at RACE understand that the devil is in the detail. This Design would therefore include (subject to review of clients briefing) for the following elements –
• Proposed Ground Level against Existing Ground Level review (including a report to confirm the volumes of Cut & Fill Requirements and nett Cut or Fill Requirements).
Or
• Reduced Ground Level against Existing Ground Level review (including a report to confirm the volumes of Cut & Fill Requirements and nett Cut or Fill Requirements).
Or / &
• Review of Material Phasing & Removal of Contaminated Materials Volumes.
Budget Service Enquiries
Within any initial viability works, service costs can prove critical to each project. It is important where possible to achieve best value and this especially applies to Service Costs. Within this element of works, we can undertake a full suite of initial Budget Enquiries to assist initial land costs. This will include for mains supply and diversions as applicable, along with linesearch enquiries. We also as part of this work check to validate either from available records or radar surveys, that the proposals are correct based upon supplied layout plans and follow up cost proposals to ensure they proposals are correct. Finally as part of this work we provide a summary report which simplifies the service cost proposals and flags the potential overall cost of the service proposals for mains and diversions accordingly.
This work therefore includes for the following work –
Budget Service Mains & Diversion quotations. This will include all negotiations with the relevant service providers, obtaining written quotations and value engineering against supplied quotations to reduce costs as much as possible against the quotations gained.
Technical Reports
We at RACE understand that time is critical for every project and to spend the correct amount of time for each new viability is difficult, to ensure that nothings missed. Therefore we act as a inhouse engineer to assist in the production of inhouse reports to highlight any constraints or considerations which each project may need to consider. This ensures a robust approach is taken which can be both commercially costed against &/or used within any land selection process meetings, to prove that a full and concise evaluation has been given to a potential project. This leads to ensuring that the vendor both understands the commercial costs provided within any land purchase offer, and enables them to understand how serious that you have taken the land offer. This in turn very often leads to selection if all other elements such and commercial, build & sales costings have been also successful. We have found via use of such a item as this significantly increases chances for successful land bids are achieved compared to when these are not undertaken. The report would therefore includes for the following elements –
• Interpretation of Ground Report & Other Available Geotechnical Information (Where available).
• Review of Foundation Information & Requirements.
• Review of Hydrology & Flooding Requirements.
• Review of Drainage Requirements.
• Review of Environment Agency & LLFA requirements.
• Review of Highways Requirements.
• Review of Ecological Information & Requirements.
• Review of Archaeological Information & Requirements.
• Investigation of available maps service details and advise on potential costing (subject to full design quotations from relevant service providers).
