We at RACE understand that time is critical for all inhouse developers, and not always is there sufficient time to focus on a sites specific elements. As such due to our internal inhouse developer experience we have, having a team which has worked at many of the major housebuilders, so we understand the processes and time constraints often implied to internal teams. We therefore offer a bespoke service which can take on roles normally completed by the inhouse technical team. As such we tailor each site to our clients needs to include any of the normal inhouse roles you may require assistance with. This then frees up valuable time on other projects for our clients, to ensure the focus of your business is always where it needs to be. This Project management work would therefore include (either some or all) of the following elements –
• Legal Agreements (including arranging draft agreements, checking with your solicitors all legal wording, delivery of documents for signatures & supply of all supporting ancillary information).
• Detailed Diversion Enquiries (This will include all negotiations with the relevant service providers, obtaining written quotations and value engineering against supplied quotations to reduce costs as much as possible against the quotations gained & supply of a summary recommendations report).
• Detailed New Mains Supply Enquiries (This will include all negotiations with the relevant service providers, obtaining written quotations and value engineering against supplied quotations to reduce costs as much as possible against the quotations gained & supply of a summary recommendations report).
• Temporary Service Supply Enquiries (This will include all negotiations with the relevant service providers, obtaining written quotations and value engineering against supplied quotations to reduce costs as much as possible against the quotations gained & supply of a summary recommendations report).
• Duct Plans (This includes for provision of a composite plan, based upon for construction service plans, to assist in build processes).
• Stopping Up Orders (Including Stopping Up Plans & Stopping Up Liaison and Processes).
• Health & Safety Reporting (this often is becoming a common occurrence that whilst sites remain unadopted, regular inspections are undertaken to ensure that sites are as designed, and no immediate health & safety risks are evident onsite whilst the areas awaiting adoption are in the ownership and control of the developer. By completion of these reports it can be reported back to the developer of any immediate attention which may need to be addressed for any particular development, to ensure that risk is minimised to any member of public).
• Onsite Project Management (from site setup meetings with service providers, drainage bodies, highways & contractors. To gaining postal addresses, service connection issues, or even just daily site meetings to ensure the build team have the latest and correct information required to build to).
